If you book the same Ocean Lakes house through Airbnb instead of through me, you’re paying 12 to 18 percent more for the exact same week. On a typical 7-night summer rental, that gap lands somewhere between $250 and $700. The house is the same, the cleaning is the same, the golf cart in the driveway is the same. Only the total at checkout is different.
I’m Shawn, and I rent 34 houses inside Ocean Lakes Family Campground in Myrtle Beach. I see both sides of every booking that comes through, the ones routed through Airbnb or Vrbo and the ones that come direct. This post is the math behind the gap, what booking direct actually gets you, and the legitimate reasons some travelers still prefer the apps.
Why is booking direct cheaper than Airbnb at Ocean Lakes?
Airbnb and Vrbo charge guests a service fee on top of whatever the host listed the property for. That fee is how those companies make their money, and it usually lands between 11% and 16% of your subtotal depending on the property, the dates, and a handful of variables only Airbnb’s algorithm understands. According to Airbnb’s own help center, the guest service fee is calculated separately from the host’s nightly rate and added at checkout.
When you book the same property direct, that fee doesn’t apply, because there’s no platform to pay. The house, the cleaning, the linens, the golf cart, none of that changes. The middle layer just isn’t there.
I wish there was a more interesting explanation.
Here’s the cost breakdown, side by side
A typical example using one of our 3-bedroom, 2-bath homes for a 7-night summer week:
| Cost line | Booking through Airbnb / Vrbo | Booking direct at duneliferentals.com |
|---|---|---|
| Nightly rate (7 nights) | $2,395 | $2,395 |
| Cleaning fee | $185 | $185 |
| Linens / supplies | Included | Included |
| Golf cart | Included | Included |
| Subtotal | $2,580 | $2,580 |
| Guest service fee (Airbnb/Vrbo, ~14%) | +$361 | $0 |
| Your total | $2,941 | $2,580 |
| What booking direct saves you | — | $361 |
For a larger 5-bedroom house at peak summer, the same percentage gap usually lands closer to $600 or $700 for the week.
What you give up when you book direct
I’m not going to argue direct booking is universally better. For some travelers it isn’t.
Booking through Airbnb gives you AirCover, their guest protection program for accuracy disputes and cleanliness issues. If you’ve been burned before by an individual owner who didn’t follow through, that protection has some real value. You also get an existing account, a familiar checkout flow, and the ability to compare our listings against thousands of other places in the area without leaving the app.
If those things matter to you, book through Airbnb. I’m there too, with the same houses and the same weeks. You’ll just be paying the service fee for the convenience of staying inside the app.
What you get when you book direct
The fee savings are the easy part. Beyond that, what you get is access to me. My cell number is on the website. If your AC stops working at 9pm, you’re calling Shawn, not a chatbot in another time zone. There’s no surprise rebooking risk (OTAs sometimes shuffle direct guests when bigger reservations come in). I send the door code and the golf cart instructions directly. And if you come back next year, I know your name.
That last part is the thing I value most about how we work, and the thing that’s hardest to put on a checkout page.
What about the scam warnings I’ve seen about Ocean Lakes rentals?
Fair question, and worth addressing head-on. The official rental arm of the campground, Ocean Lakes Properties, publishes a scam alert warning travelers about fake listings using stolen photos. Those scams are real, and people have lost deposits. But the scammers they’re talking about are people who don’t own or manage anything at all, not independent rental companies operating legitimately inside the campground.
If you want to verify Dune Life Rentals before booking, here are the ways:
- Call me at 336-382-1415. A scam doesn’t pick up the phone in its own name.
- Check our Facebook page for years of guest activity and photos.
- Look at the reviews on each property. Most of our 34 listings sit between 4.65 and 5.00 stars, with the full review history visible.
- Search public business records.
On the legal side, we are not affiliated with Ocean Lakes Properties or the Jackson Companies. That distinction is required by law. It doesn’t mean we’re not a real company. It means we’re an independent one operating inside the campground rather than the campground’s official rental arm.
How to book direct at Ocean Lakes
It’s three steps. Browse the properties at duneliferentals.com, filter by your dates and group size, and click “Book Now” on whichever house fits. Payment runs through our secure Hostaway booking system, and you’ll get a confirmation email from me within an hour. Door codes and golf cart instructions arrive closer to your check-in date.
If you’d rather talk through it first, whether a specific house is right for your group, which week is the better value, whether your dog can come, text or call me. I pick up.
Frequently asked questions
Is direct booking always cheaper than Airbnb at Ocean Lakes? Almost always. The only exception would be if a host ran a temporary Airbnb-only discount, which we don’t do. The direct price is the same price.
Do you take the same payment methods as Airbnb? Yes. Credit and debit cards through our Hostaway booking platform.
What if I have a problem during my stay? Text or call. I respond within an hour during waking hours and same-day on most overnight issues. That’s the practical difference between booking with me and booking through an app.
Do you have a cancellation policy? Yes, and it’s listed on every property page before you confirm the booking.
Will I see the same property listed on Airbnb and on your site? Yes, for most of our 34 properties. Same house, same week, different total at checkout.
Can I compare the prices before I decide? Yes, and I’d recommend it. Pull up any of our listings on both Airbnb and duneliferentals.com for the same dates and compare the final totals. That’s the test.
